Is My Fence On The Boundary?

The only person who can tell you is a registered Land Surveyor. Fences can be built anywhere, and even with the best intentions they do not necessarily stand on or near the boundary lines. Finding and marking property boundaries can be a difficult exercise, particularly in older areas where there hasn't been recent survey activity. ARC Surveys' experienced surveyors can accurately mark your boundaries to ensure you know where your fence should be.

There are several Local and State Government planning regulations which will determine whether or not you can subdivide your land. These laws often change, so it is best to seek professional advice from ARC Surveys to determine current regulations and policies.

Do I Need a Town Planner?

Town planning is the planning and control of construction, growth and development of an urban or rural area. Council prepares a planning scheme to ensure a region develops in a way which is consistent with their strategic land use plan.
Under the planning scheme, new developments may require a planning application to be submitted to council. Examples of when town planning applications would need to be prepared are subdivisions, changing the use of the land, duplexes, townhouses, shops, childcare centres and offices.

Before I Buy, Should I Have The Boundaries Checked?

Purchasing land and a house are probably the biggest purchases you'll make, so you want to make sure everything is in the right place before you buy, and so you don't get any nasty surprises after settlement when it's too late. Just as most people get a building and pest inspection on a house, a survey inspection by ARC Surveys prior to purchase will ensure that you are aware of any encroachments by buildings or fences over your property boundaries before you commit to buy.
